A useful deficiency record contains the location, category, description, photographs and context needed to act. Guided questions and floor-plan capture reduce the clarification calls that follow incomplete free-text reports.
Apply governed rules before assignment
Configured workflows apply category, priority, trade and potential warranty rules before external assignment. Developer teams define those rules and review exceptions, protecting commercial control and reducing incorrect assignments. The applicable home warranty insurance policy and warranty provider remain authoritative.
Coordinate access, targets and dependent trades
Ownership alone is not enough. The workflow needs acceptance, appointment context, response and resolution targets, and sequenced trades where one task depends on another.
